The City of Fishers is currently proposing a text amendment to the Nickel Plate District Code (TA-26-5) to allow for Accessory Dwelling Units (ADUs) as an allowed use in the Village Center Zoning District.

What is an ADU?

An ADU is an additional living quarter on the same property as a primary single-family dwelling. ADUs are typically detached, meaning standalone in the rear of the property or above a detached garage, attached within the footprint of the single-family dwelling, like in a basement, or above an attached garage. They are not to change the appearance or character of the property, and will have a maximum size established for an ADU of 800 square feet.

Virtual Town Hall

Ahead of the public hearing on this topic at the July Plan Commission meeting, the City of Fishers is hosting a Virtual Town Hall to allow residents of the district to learn about the proposal and ask questions. While any resident of the district is welcome to attend, many areas are already developed as townhomes and apartments, so this practically applies to the area of the district south of Morgan Drive and along Meadows Drive and Lantern Road.

Public Hearing

The public hearing for this text amendment will be at the July 1, 2026 Advisory Plan Commission Meeting.

  • Date: Wednesday, July 1, 2026
  • Time: 6 PM
  • Location: Theater at Fishers Municipal Center Theater (1 Municipal Drive, Fishers, IN 46038)
